Synopsis
On a shoestring scholarship, a university student accidentally ends up as the caretaker of an all-women dormitory called Kissuisou — which sounds like a setup for something relaxed until you meet the residents. There's Mei, an energetic coach; Saki, who's constantly irritable; and Rurika, a mangaka with a one-track mind. None of them are exactly radiating good vibes, which turns out to be a literal problem when Satoshi discovers a spirit named Ibaraki living in the clock tower. She's a Zashiki-warashi — a supernatural house spirit from Japanese folklore — and she drops some unsettling news: if the residents' collective negative energy doesn't shift within six months, the dorm gets demolished and Satoshi takes the karmic hit. So now he's got a deadline, three difficult women, and a spirit acting as his reluctant guide. The folklore angle gives it a bit more texture than a straightforward setup would, blending the supernatural premise with the adult content rather than just tacking one onto the other. It's a single OVA from 2015 by G-Lam, adapted from a visual novel, so the story moves quickly and doesn't overstay its welcome. If you've watched Resort Boin or Eroge! H mo Game mo Kaihatsu Zanmai and appreciated character variety over a single focus, this scratches a similar itch. The animation holds up well for what it is, and the Zashiki-warashi element keeps the premise from feeling completely generic.
